Kajang, is the district capital of Hulu Langat and surrounded by Semenyih, Cheras, Seri

Kembangan, Putrajaya and Nilai (see Figure 1). The main population centers in Kajang

are currently located in Sg. Kantan, Sg.Jelok, Sg.Ramal, Sungai Chua, Sg. Sekamat,

Bandar Mahkota, Jalan Reko, Jalan Bukit, Bandar Sungai Long, Bandar Tun Hussein

Onn, Cheras Perdana, Taman Prima Saujana, Taman Kantan Permai, Taman Kajang

Perdana, Taman Sri Ramal and Taman Kajang Prima. Sungai Chua is the current

locational gravity of growth in Kajang. The property value in Sungai Chua is expected to

rise with the construction of MRT Sungai Buloh-Kajang line that will become operational

in 2017. Below is a graphic representation of the business activities, places of interest

and facilities and amenities that can be found around and within Kajang:

The traffic jam increases all kinds of pollution, especially air and noise. Furthermore,

people tend to spend more time stuck in the traffic rather than using it efficiently. From

my opinion, Kajang will not have the opportunity to develop further as a potential

business center especially with the lack of effective public transportation.

The current Hentian Kajang is far from what we can call modern, systematic and

customer friendly. A rebranding process need to be done.

The sediments are starting to build up. If further action is not taken to cater this

problem, Kajang city center might face with flood every time there is heavy rain.

It causes difficulties for people to use it and certainly does not promote walking in the

city center as an option to avoid the traffic jam.

 Aside from giving a bad image to the city, it gives away the impression that the local

community are not interested in a healthy and sustainable lifestyle.

From my opinion, a rebranding process on the architectural feature of the shop

houses needs to be done in order for the city to be recognized as a highly potential

business center.

Figure 15 Urban Transformation Center (UTC) in Kuala Lumpur. UTC applied the

concept of "One Stop Center". Not only were there several government agencies,

but it also provide many types of services. From my opinion, the concept of UTC is

suitable for Kajang’s government offices that are located in the city center.

Figure 21 The above building is a 28-storey mixed-use building in Kowloon, China.

The design features a multi-storey green base (which is actually the car park) that

provides a 'greening effect' within the neighbourhood. It accommodates offices,

retail spaces, and a car park. The building sits on a corner plot adjacent to other

multi-storey developments. The same concept of “greening effect” could be

applied at the proposed multi storey parking.

Figure 25 The Star Performing Arts Center and Star Vista. This is a multipurpose

complex featuring a state-of-the-art with 5000 seat auditorium, above the theater

located a vibrant shopping mall. Minimum lighting creates a comfortable contrast

in the shopping mall. The sustainable lighting design helped Singapore Building

and Construction Authority win the “Green Mark Gold Award”. This type of building

concept could be applied to Plaza Metro Kajang to rebrand not only the building

but also the surrounding area into a high potential business center. This concept

could be specially applied for area marked “3”. However, instead of a theatre

Plaza Metro Kajang could be transformed into a 5 star hotel located above a

Figure 27 Asmaçatı Shopping and Meeting Point, a semi-open shopping facility in

Balçova, Izmir, Turkey is another example of a sustainable shopping center. The

form references traditional gazebos, which are usually covered in ivy leaves on

the top and the sides. Large metal shade screens perforated with leaf shapes

cover the walkways, dining patios and a courtyard to provide shady places to rest.

Natural ventilation, daylighting, and plentiful planters create a pleasant

microclimate. This permeable space combines sustainability, retail, open public

space, recreation and street life into an enjoyable outdoor atmosphere for all to

Figure 30 Sabarmati Riverfront Development Project in Ahmedabad. An example

of how the river beautification will be implemented at Sungai Chua. However,

more “greening effect” needs to be incorporated in the design. Detailed and

careful planning should also be carried out to ensure that water from the drainage

system is well filtered before entering the river. The local community should also

be involved in the effort of maintaining the sustainability of the river by educating

them in the importance of sustainable living and environmental protection.
